Pre-Remodel
The planning phase is the most important. Rushing through these steps is the number one cause of budget overruns and delays.
Set Your Budget
Pre-RemodelDetermine how much you can spend, including a 10-15% contingency. The Raleigh average is $75K-$85K for a mid-range remodel. Decide what you can finance vs. pay out of pocket.
Research Contractors
Pre-RemodelGet at least 3 quotes from licensed, insured contractors. Check reviews, portfolios, and references. Verify NC General Contractor licenses and ask about experience with your scope of work.
Design Your Layout
Pre-RemodelWork with a designer or your contractor to plan the layout. Consider the work triangle (sink, stove, fridge), storage needs, and how you actually use your kitchen. Keeping the existing layout saves money.
Select All Materials
Pre-RemodelChoose cabinets, countertops, backsplash tile, flooring, paint colors, hardware, sink, faucet, lighting, and appliances. Order everything with long lead times (custom cabinets: 6-10 weeks) early.
Get Permits
Pre-RemodelYour contractor should handle permits for plumbing, electrical, and structural work. City of Raleigh permits cost $200-$800. Do not skip this step — unpermitted work can cause problems when you sell.
Set Up a Temporary Kitchen
Pre-RemodelMove your microwave, coffee maker, and a mini-fridge to another room. Stock up on paper plates and disposable utensils. Plan for eating out more than usual.
During the Remodel
Once construction starts, your main job is to be available for decisions and stay out of the way. Trust your contractor but stay engaged.
Demolition
DuringOld cabinets, countertops, flooring, and appliances are removed. This is messy but fast (2-5 days). Protect adjacent rooms with plastic sheeting and seal off HVAC vents to contain dust.
Rough-In Plumbing & Electrical
DuringPlumbers and electricians move or add lines to match the new layout. This must pass inspection before walls are closed up. Budget 1-2 weeks for this phase.
Install Cabinets
DuringBase and wall cabinets are installed, leveled, and secured. This sets the foundation for everything else. Takes 2-5 days depending on complexity.
Install Countertops
DuringCountertops are templated after cabinets are in, then fabricated (1-2 weeks for stone), then installed. The sink cutout is made during fabrication.
Install Flooring
DuringTile, LVP, or hardwood goes in. Tile requires grout curing time (24-48 hours before walking). Coordinate with cabinet installation — some contractors prefer flooring first.
Install Backsplash
DuringBacksplash tile is installed after countertops are in so it sits flush. Grouting and sealing follow. This is one of the most visible elements, so take time choosing the right tile.
Install Appliances, Fixtures & Paint
DuringAppliances are connected, sink and faucet installed, lighting fixtures mounted, and final paint touch-ups done. Hardware goes on cabinets last to avoid damage during other work.
After the Remodel
The finish line is in sight. Take your time with the final walkthrough — this is your chance to catch anything before final payment.
Final Walkthrough
AfterWalk through the finished kitchen with your contractor. Check every cabinet door, drawer, and appliance. Test all outlets, switches, the dishwasher, disposal, and range hood. Make a punch list of anything that needs attention.
Punch List & Final Payment
AfterYour contractor addresses every item on the punch list. Once everything is complete and inspected, make your final payment. Keep all warranty information and maintenance guides for your materials.
